Homes for sale in American Fork, Utah
Central Utah County with historic roots
Area overview
American Fork is one of northern Utah County's best-kept secrets for value. The city has a walkable downtown with local shops, restaurants, and a growing food scene. Steel Days — one of Utah's largest community celebrations — brings the city together every July with a massive parade, carnival, and fireworks. AF has a blue-collar heritage that gives it an authenticity many newer Utah cities lack, and the housing stock reflects that range: you'll find everything from charming older homes near downtown to brand-new construction on the city's edges. Key subdivisions include Barratt Park (established neighborhood with mature trees near the canyon), Mitchell Springs and Garden Spire (newer developments with modern floor plans), Timp Gate (popular with families for its proximity to schools and parks), and North Pointe on the north end near the Lehi border. The Art Dye Park area is a favorite for families who want to be walking distance to ball fields and the city pool, and Millrace offers a unique canal-side setting. American Fork is served by Alpine School District with strong schools throughout. Forbes Elementary, American Fork Junior High, and American Fork High School form the main feeder pattern. AFHS has a powerhouse athletics program — particularly in football and basketball — and strong academic offerings. Shelley Elementary and Legacy Elementary serve the newer subdivisions on the north and west sides. Mountain Ridge Junior High serves some AF boundaries as well. The city's park system is excellent for its size. Art Dye Memorial Park is the hub — with baseball diamonds, soccer fields, a large playground, and the city's outdoor pool. American Fork Canyon is literally at the city's doorstep, offering Timpanogos Cave National Monument, Silver Lake Flat Reservoir, and dozens of hiking and camping options within 15 minutes of downtown. The Murdock Canal Trail passes through the city for biking and running. Prices in American Fork range from the mid-$300s for condos and townhomes to $800K+ for newer single-family homes in developments like Mitchell Springs and Garden Spire. The sweet spot is $450K-$650K for a solid 3-4 bedroom family home. I've helped first-time buyers find hidden gems near downtown AF where you can get a charming rambler with a big yard for less than a condo costs in Lehi. For families who want to be close to the tech corridor without paying Lehi or Highland prices, American Fork is one of the neighborhoods I recommend most.
Lifestyle
Timpanogos Cave, American Fork Canyon, Steel Days, downtown shops, and a short drive to everything.
